WHAT IS THE CURRENT REAL ESTATE  MARKET LIKE?

      The main question we receive as Realtors is "how's the market?". Our response is, "it depends on who is asking".  To the client purchasing their next home, it's currently a seller's market in Victoria,TX. Demand is outstripping supply as more people move into the area with jobs in the Oil & Gas Industry and the newly constructed Caterpillar Plant. If you have been searching for long on other websites you have probably become disgruntled at the number of optioned and under contract homes you have called on. The fact is, homes in our market our selling within days of being listed. Now more than ever one needs a qualified Realtor to help them find a suitable home for sale. To the Renter, Renting was a suitable alternative but rental prices in many cases are rising higher than mortgage payments. With mortgage rates still low, owning a home is still the more affordable option. To the investor, this hot rental market has made it a great time to own and invest in rental property in Victoria, TX and surrounding communities.  The commercial property market has recently improved. Properties that were vacant during the recession are starting to fill due to the current economic growth. There is still adequate supply but that might not be the case for much longer. Looking for land no matter the purpose of use has become a very difficult task with many owners demanding higher prices and selling smaller tracts for larger profit. Another factor complicating land purchases is that many owners are not willing to part with any of their mineral rights do to the Eagleford Shale Oil & Gas Play to our North.

      If you are a newcomer to Victoria, it is the hub city of a seven county area often referred to as The Golden Crescent of South Texas. It is estimated that this area consists of 250k consumers who frequent Victoria's retail, entertainment and lodging venues. The city of Victoria,TX  is often also referred to as The Crossroads, because US highways 59, 77 and 87 intersect here. Locally we sit just two hours drive from the major cities of Houston, San Antonio & Corpus Christi.  

     This Crossroads location has made the area very attractive to industries seeking a central location to their consumers both nationally and internationally. To quote a Caterpillar Executive Victoria,TX  is in the middle of everywhere. Victoria,TX  is in between Mexico & Canada, China & Europe and the East & West Coast. Speaking of industries many call Victoria,TX  home.  Victoria,TX  is the home of many petrochemical manufactureres such as DuPont, Alcoa, Dow, Formosa, INVISTA, BP Chemicals, and Equistar Chemicals. Caterpillar is currently building a new state of the art factory that will build several models of their excavators used worldwide. Oil & Gas industries are moving here in great numbers as well, due to the easy accessibility of Victoria,TX  and the Eaglford Shale just to our north. Another major employer is the medical profession . Two great hospital systems Detar & Citizen's operate fascilities here. Due to the growth of our city, the Victoria Independent School District (VISD) just completed several new schools. Not to be outdone, the Victoria College and the University Of Houston@ Victoria are also expanding as well. Many new dorms have been completed to help with the growing enrollment as both schools add to their programs. Victoria College offers many specialty programs to train Fire fighters, Policeman, Truck Drivers, Nurses, etc.. As more industries move here they are adding programs to help train the future workforce.

     On the recreational side of things, Victoria,TX sits on the Guadalupe River which runs through the Victoria Park. Our park is Home of the Texas Zoo and Riverside Golf Course. Did we also mention there are three golf courses in Victoria,TX. There is plenty of shopping at several strip malls and of course the Victoria Mall, home to many major retailers. Downtown Victoria ,TX has recently undergone a restoration project that has brought new life into the area. If you enjoy live music and a glass of wine then you might want to check downtown out.  If water sports are more your calling the Coleto Creek Reservoir is a fifteen minute drive from downtown Victoria,TX. Saltwater is just a thirty minute drive to Port Lavaca.
